This is a luxury villa in which you can relish in its beauty, built on three levels with its smart layout and stunning views that provide maximum privacy for the entire complex and each of the villa's five bedrooms.

This tropical estateis  built with natural materials of stone and teak wood. It is a contemporary villa that blends the designs of many Asian cultures and Western Electronics.

The villa has dedicated entertainment and living areas. A western-style kitchen, withhigh quality fixtures and fittings all the desirable conveniences found in the best European homes. A large, elegant dining room set conveniently nearby can comfortably seat ten guests.

There are all the conveniences of a private club designed around the decadent long infinity pool. Two of the  bedrooms on are set apart at opposite ends of the pool, each with its own shaded area for private romancing and relaxation. You will find a  fully stocked cocktail bar between two separate areas: one side has a full-sized pool table and extensive lounge seating and the other side has a large table suitable for games or banquets.

The Villa: A Fully equipped professional gym with it's own sound system,  Wireless internet, indoor/outdoor sound systems, satellite plasma flat screen television in the main living area, covered parking for four vehicles, 24 hour security, full laundry and housekeeping service and a private chef.

Surin Beach

For the careful swimmer Surin offers some good snorkeling opportunities at both ends of the beach but during the rainy season the water visibility is
not very good. Big waves that are common on Surin beach during the monsoon season have caused a steep drop from the shore to the water line and
can create dangerous undertow conditions. During high tide when the swells are big and running swiftly good surfing conditions exist here and is
becoming an increasingly popular sport. There are no vendors renting surf boards at the beach yet but that may change in the future. Good surfing
conditions can make for hazardous swimming and care must be taken with children and non-swimmers.

Booking Terms and Conditions:

1. By submitting this Booking Form you declare that you are over 18 years of age. All villas are non-smoking villas.

2. In the event of a booking being requested within 30 days or less prior to the date of arrival, the whole rental plus the security deposit will be payable.

3. In the event of a booking being cancelled more than 30 days prior to the date of arrival, a refund will be issued less an administrative charge of 20% of the total paid.

4. In the event of a booking being cancelled within 30 days of the date of arrival, only the security deposit will be refunded.

5. The security deposit will be repaid within 7 days of the date of departure usually in cash but also by bank transfer if requested less any deduction to cover the cost of damage or loss. In the event of any damage or loss costing in excess of the security deposit, the owners reserve the right to claim the balance from the person making the booking.

6. All bedrooms have a standard 2 person occupancy, for guests requiring extra beds this may in some cases not be possible and in other cases it may be possible at additional cost.

7. Pets: If you wish to bring pets to the property please ask as some villas do not allow pets of any sort

8. Travel Insurance: Each guest must have comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Liability insurance is also recommended required.

9. Force Majeure: REAL shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of REAL's control such as civil disturbances, fires, floods, severe weather, Acts of God, and any occurrences outside the control of the REAL.

10. Complaints: REAL cannot be held liable for interruptions of the supply of water, or electricity, or Internet connection or breakdown of swimming pool filtration systems, though REAL will use our best endeavours to arrange for any such problems to be solved quickly. It is understood that infrastructure, local standards and conditions are often of a less developed nature in a remote resort location than in more urban environments. REAL or its representative will do as much as can be reasonably expected to avoid and rectify. Any complaints should be made in writing to REAL within 24 hours of the occurrence. No complaints will be considered if made after the departure date.

11. Conduct & Behaviour: Each tenant is responsible for the correct and appropriate behaviour of the guests staying at the Villa. Adhering to booking terms and conditions is the tenant's responsibility. Should any member of the party behave in a manner considered inappropriate, either REAL or the local representative may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.

No refund can be claimed from the Lessor in such case. Owner or his representative may enter the villa at any time. It is also prohibited to act unlawfully in any way whatsoever and to bring in and/or use/consume any illegal substances. Police authorities will be immediately informed of any offenders.
