This villa can only be described as Heavenly. It is a modern-Thai styled property set among lush landscaped tropical gardens next to Bang Tao beach. The villa has an unusual design feature, a double story sala (shaded area) which on the lower level houses a swinging bed ( suspended) right at the pool's edge above is a 'writing room' which once can access via an open air walkway direct from the master bedroom balcony.

This spacious two story, fully air-conditioned property has 6 large bedrooms all with private bathrooms/shower rooms and the 3 front king-sized bedrooms each have balconies and sea views. In addition the master bedroom has a separate dressing area and private use of a writing/sitting room overlooking the pool and sea [accessed via a walkway from the balconyThe villa can have 10 to 12 guests and is ideal for a 2 family holiday.

The property has been finished to a high standard with solid teak or marble floors and tiling throughout and includes a spacious hall, indoor and outdoor dining areas, large sitting area with cable TV, 15m pool and lovely gardens.

The villa overlooks Bang Tao beach which with its 4.5 mile crescent of white sand it is known as one of the finest beaches in the area. The property offers 24 hour uniformed security guards and an on-site management team.

Daily and weekly rental rates include:

· 2 full time staff plus one part time staff for larger parties

Rates and offers

Rental rates are for a minimum of 1 week, shorter stays can be considered during the low season.

In the low and mid seasons the house can be rented at a lower rate with the use of only 4 of the bedrooms and a maximum 8 people (including children).

Shorter stays and lower rates will be considered for smaller parties and during the low season.

Booking Terms and Conditions:

1. By submitting this Booking Form you declare that you are over 18 years of age. All villas are non-smoking villas.   
2. In the event of a booking being requested within 30 days or less prior to the date of arrival, the whole rental plus the security deposit will be payable.
3. In the event of a booking being cancelled more than 30 days prior to the date of arrival, a refund will be issued less an administrative charge of 20% of the total paid.
4. In the event of a booking being cancelled within 30 days of the date of arrival, only the   security deposit will be refunded. 
5. The security deposit will be repaid within 7 days of the date of departure usually in cash but also by bank transfer if requested less any deduction to cover the cost of damage or loss. In the event of any damage or loss costing in excess of the security deposit, the owners reserve the right to claim the balance from the person making the booking.
6. All bedrooms have a standard 2 person occupancy, for guests requiring extra beds this may in some cases not be possible and in other cases it may be possible at additional cost.
7. Pets: If you wish to bring pets to the property please ask as some villas do not allow pets of any sort
8. Travel Insurance: Each guest must have comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Liability insurance is also recommended required.
9. Force Majeure: REAL shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of REAL’s control such as civil disturbances, fires, floods, severe weather, Acts of God, and any occurrences outside the control of the REAL.
10. Complaints: REAL  cannot be held liable for interruptions of the supply of water, or electricity, or Internet connection or breakdown of swimming pool filtration systems, though REAL will use our best endeavours to arrange for any such problems to be solved quickly. It is understood that infrastructure, local standards and conditions are often of a less developed nature in a remote resort location than in more urban environments. REAL or its representative will do as much as can be reasonably expected to avoid and rectify. Any complaints should be made in writing to REAL within 24 hours of the occurrence. No complaints will be considered if made after the departure date.
11. Conduct & Behaviour: Each tenant is responsible for the correct and appropriate behaviour of the guests staying at the Villa.  Adhering to booking terms and conditions is the tenant’s responsibility.   Should any member of the party behave in a manner considered inappropriate, either REAL or the local representative may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.

No refund can be claimed from the Lessor in such case. Owner or his representative may enter the villa at any time. It is also prohibited to act unlawfully in any way whatsoever and to bring in and/or use/consume any illegal substances. Police authorities will be immediately informed of any offenders.
