Check in and out time

As long as the actual check in and check out fall on the day you arrive and leave then it is entirely up to you when you arrive and leave. We try not to book check in and check out in the same day you arrive or leave, so there is no pressure on you. Relax and enjoy.

Meals

Breakfast is provide complimentary—choice of full American breakfast, fruit, coffee or tea. Simple Thai or international meals for lunch, dinner, full dinner party ,BBQ, let us arrange all the food for you and prepare it—we only charge the actual market price for the food. No surcharge on any foods, or preparation.

Koh Phuket is Thailand's largest Island. It is 50 km long north to south and 21 km wide and joined to the mainland by Sarasin bridge.
Phuket has been inhabited since the early days of mankind by ancient tribes and this still keeps archaeologists occupied to find out the history from the early days.
On the ancient maps of the region around Thailand's South West coast, the name Junk Ceylon can be seen describing a way station on the route between India and China where seafarers stopped to shelter. This Island is today known as Phuket.Phuket Island was assumed by geologists to be once part of the mainland in the form of a cape sticking out into the Andaman Sea but millions of years later the cape was gradually eroded by natural forces and finally detached from the main land.

Booking Terms and Conditions:

1. By submitting this Booking Form you declare that you are over 18 years of age. All villas are non-smoking villas.   
2. In the event of a booking being requested within 30 days or less prior to the date of arrival, the whole rental plus the security deposit will be payable.
3. In the event of a booking being cancelled more than 30 days prior to the date of arrival, a refund will be issued less an administrative charge of 20% of the total paid.
4. In the event of a booking being cancelled within 30 days of the date of arrival, only the   security deposit will be refunded. 
5. The security deposit will be repaid within 7 days of the date of departure usually in cash but also by bank transfer if requested less any deduction to cover the cost of damage or loss. In the event of any damage or loss costing in excess of the security deposit, the owners reserve the right to claim the balance from the person making the booking.
6. All bedrooms have a standard 2 person occupancy, for guests requiring extra beds this may in some cases not be possible and in other cases it may be possible at additional cost.
7. Pets: If you wish to bring pets to the property please ask as some villas do not allow pets of any sort
8. Travel Insurance: Each guest must have comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Liability insurance is also recommended required.
9. Force Majeure: REAL shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of REAL’s control such as civil disturbances, fires, floods, severe weather, Acts of God, and any occurrences outside the control of the REAL.
10. Complaints: REAL  cannot be held liable for interruptions of the supply of water, or electricity, or Internet connection or breakdown of swimming pool filtration systems, though REAL will use our best endeavours to arrange for any such problems to be solved quickly. It is understood that infrastructure, local standards and conditions are often of a less developed nature in a remote resort location than in more urban environments. REAL or its representative will do as much as can be reasonably expected to avoid and rectify. Any complaints should be made in writing to REAL within 24 hours of the occurrence. No complaints will be considered if made after the departure date.
11. Conduct & Behaviour: Each tenant is responsible for the correct and appropriate behaviour of the guests staying at the Villa.  Adhering to booking terms and conditions is the tenant’s responsibility.   Should any member of the party behave in a manner considered inappropriate, either REAL or the local representative may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.

No refund can be claimed from the Lessor in such case. Owner or his representative may enter the villa at any time. It is also prohibited to act unlawfully in any way whatsoever and to bring in and/or use/consume any illegal substances. Police authorities will be immediately informed of any offenders.
