This sea pool villa is a modern 3 bedroom villa laid out on 3 spacious floors set in a gated and walled environment. A private swimming pool in a lush garden setting is perfect for lounging and refreshment. The large, colonial-style bay windows in every room bathe the villa in sultry sunlight and open outward to catch the temperate ocean breezes.
There are several comfortable areas for relaxing. The expansive living room overlooks the pool area, with a front row view over Patong Beach. It is well-appointed with a 42-inch LCD TV which includes an extensive library of films and music on a Mac Mini entertainment suite as well as Satellite TV.
The living room segues conveniently to the open plan dining room and kitchen which provides seating for up to 8 persons. The western-style kitchen is fully equipped with all of the modern conveniences you may require during your holiday: stove with oven, coffee-maker, microwave, toaster, refrigerator; complete with plates, glasses and cutlery. A well-trained local chef can also be provided, if you prefer, to prepare simple or extravagant meals for your group.
You will feel at home in the villas well-appointed bedrooms. The master bedroom occupies the entire third floor for your indulgent solitude. A small balcony and bathroom with bathtub assure that your intimate moments will offer luxurious privacy.
The ample, queen-bedded second bedroom is on the main floor and is drenched in wonderful morning light due to east-facing windows. The third bedroom, located on the first floor with direct pool access, is furnished with 2 double-sized beds providing accommodation for up to 4 persons.
Adjacent to the pool area, is a large raised terrace, with a convenient minibar & fridge – a beautiful spot to enjoy sunset cocktails in the evenings.
A complimentary 21 iMac and villa-wide WiFi is provided by the villa owner, with no additional cost - to allow you to remain connected during your paradise holiday.
Daily maid and 24 hour concierge service is on offer to ensure a worry-free, secure stay. The fully-trained staff are able to arrange massages, tours, restaurant reservations, transportation or anything else your group may require.

- Booking Terms and Conditions:
1. By submitting this Booking Form you declare that you are over 18 years of age. All villas are non-smoking villas.
2. In the event of a booking being requested within 30 days or less prior to the date of arrival, the whole rental plus the security deposit will be payable.
3. In the event of a booking being cancelled more than 30 days prior to the date of arrival, a refund will be issued less an administrative charge of 20% of the total paid.
4. In the event of a booking being cancelled within 30 days of the date of arrival, only the security deposit will be refunded.
5. The security deposit will be repaid within 7 days of the date of departure usually in cash but also by bank transfer if requested less any deduction to cover the cost of damage or loss. In the event of any damage or loss costing in excess of the security deposit, the owners reserve the right to claim the balance from the person making the booking.
6. All bedrooms have a standard 2 person occupancy, for guests requiring extra beds this may in some cases not be possible and in other cases it may be possible at additional cost.
7. Pets: If you wish to bring pets to the property please ask as some villas do not allow pets of any sort
8. Travel Insurance: Each guest must have comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Liability insurance is also recommended required.
9. Force Majeure: REAL shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of REAL's control such as civil disturbances, fires, floods, severe weather, Acts of God, and any occurrences outside the control of the REAL.
10. Complaints: REAL cannot be held liable for interruptions of the supply of water, or electricity, or Internet connection or breakdown of swimming pool filtration systems, though REAL will use our best endeavours to arrange for any such problems to be solved quickly. It is understood that infrastructure, local standards and conditions are often of a less developed nature in a remote resort location than in more urban environments. REAL or its representative will do as much as can be reasonably expected to avoid and rectify. Any complaints should be made in writing to REAL within 24 hours of the occurrence. No complaints will be considered if made after the departure date.
11. Conduct & Behaviour: Each tenant is responsible for the correct and appropriate behaviour of the guests staying at the Villa. Adhering to booking terms and conditions is the tenant's responsibility. Should any member of the party behave in a manner considered inappropriate, either REAL or the local representative may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.
No refund can be claimed from the Lessor in such case. Owner or his representative may enter the villa at any time. It is also prohibited to act unlawfully in any way whatsoever and to bring in and/or use/consume any illegal substances. Police authorities will be immediately informed of any offenders.
