This luxurious 2 bedroom villa is set within its own private walled garden in the exclusive Residence Retreat & Spa.  From the moment you enter through the wooden gates and step over the lotus pond, the atmosphere is one of privacy and tranquility.

On the ground level the villa has an open plan living room, dining room and kitchen, guest bedroom with ensuite bathroom and washing and drying equipment under the internal stairs. The full height glass doors of the living room and guest bedroom open fully to provide a unique melding of the inside area of the villa with the sun terrace, tropical garden and swimming pool. The master bedroom with ensuite bathroom and a roof terrace are upstairs.

The villa is decorated in traditional Thai style with wooden floors and contemporary/modern artwork.

The resort features a 5 star spa which provides pampering massages and traditional spa treatments for complete relaxation even in the privacy of your own villa. If a work out is what you require, there is the fully equipped fitness centre.

There is a cafe/restaurant on-site that also provides room service for those occasions when you don't want to go out.

The resort has 24 hour security so you will always feel secure.

Nearby there are many local, western and fine-dining restaurants. Bang Tao beach has 7 km of clean sand and crystal clear warm water. Surin, Patong and Royal Phuket Marina and the many attractions of Phuket are just a short drive away.

Booking conditions

1. All payments are to be made by bank transfer.
2. A non-refundable deposit of 25% of the rental is required at the time of requesting a booking. No booking can be confirmed until the payment has been received.
3. The balance of the rental is to be paid no later than 30 days prior to the date of arrival. At the same time a refundable security deposit of 10% of the rental amount will also be payable.
4. If the balance of the rental is not received by 30 days prior to the date of arrival, the owners have the right to cancel the booking without making any refund.
5. In the event of a booking being requested within less than 30 days prior to the date of arrival, the whole rental will be payable.
6. In the event of a booking being cancelled more than 30 days prior to the date of arrival, the deposit will not be refunded.
7. In the event of a booking being cancelled within 30 days of the date of arrival, the rental amount less the non-refundable deposit will be refunded.
8. The security deposit will be repaid within seven days of the date of departure by bank transfer less any deduction to cover the cost of damage or loss.
9. In the event of any damage or loss costing in excess of the security deposit, the owners reserve the right to claim the balance from the person making the booking.

Situated on the west coast of Phuket in the southern part of Thailand this villa is less than a kilometre to the white sands and gentle lapping waters of Bangtao Beach.

The villa is 20 minutes from the airport and an easy drive to all of the facilities that Phuket has to offer.  A car is handy but not essential and motor bikes are a novel way to get around Phuket; if you want something a little more adventurous!

Bang Tao

The beautiful Bang Tao Beach: Just two minutes by Shuttle Bus or a 15 minute stroll is the wonderful Bang Tao Beach, probably Phuket's best. With the crystal clear water of the sea and 7 kilometres of white sand, this is truly paradise.

There are many local and western restaurants in the area all within a few minutes of the resort. Bang Tao beach has many restaurants at the water's edge, or you can walk along the beach to the exclusive Laguna Resort hotels.

Within a short distance of the villa you can find everything you may need whilst enjoying your holiday in the nearby Bangtao and Cherngtalay villages: there are 2 supermarkets nearby, a bakery, wine store, delicatessen and every day a local market for fruit, vegetables and cooked food, and a host of small local shops and some wonderful artifacts stores and art galleries.

For the golfer, there are seven courses on Phuket and also a driving range nearby. At nearby Surin beach there are plenty of opportunities for para-sailing or jet skiing and a myriad of places to eat and drink.

For those who like to shop and barter or enjoy a busy nightlife, then Patong is only a half hour away. Phuket features many local markets and has world class shopping centres

1. By submitting this Booking Form you declare that you are over 18 years of age. All villas are non-smoking villas.

2. In the event of a booking being requested within 30 days or less prior to the date of arrival, the whole rental plus the security deposit will be payable.

3. In the event of a booking being cancelled more than 30 days prior to the date of arrival, a refund will be issued less an administrative charge of 20% of the total paid.

4. In the event of a booking being cancelled within 30 days of the date of arrival, only the security deposit will be refunded.

5. The security deposit will be repaid within 7 days of the date of departure usually in cash but also by bank transfer if requested less any deduction to cover the cost of damage or loss. In the event of any damage or loss costing in excess of the security deposit, the owners reserve the right to claim the balance from the person making the booking.

6. All bedrooms have a standard 2 person occupancy, for guests requiring extra beds this may in some cases not be possible and in other cases it may be possible at additional cost.

7. Pets: If you wish to bring pets to the property please ask as some villas do not allow pets of any sort

8. Travel Insurance: Each guest must have comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Liability insurance is also recommended required.

9. Force Majeure: REAL shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of REAL's control such as civil disturbances, fires, floods, severe weather, Acts of God, and any occurrences outside the control of the REAL.

10. Complaints: REAL cannot be held liable for interruptions of the supply of water, or electricity, or Internet connection or breakdown of swimming pool filtration systems, though REAL will use our best endeavours to arrange for any such problems to be solved quickly. It is understood that infrastructure, local standards and conditions are often of a less developed nature in a remote resort location than in more urban environments. REAL or its representative will do as much as can be reasonably expected to avoid and rectify. Any complaints should be made in writing to REAL within 24 hours of the occurrence. No complaints will be considered if made after the departure date.

11. Conduct & Behaviour: Each tenant is responsible for the correct and appropriate behaviour of the guests staying at the Villa. Adhering to booking terms and conditions is the tenant's responsibility. Should any member of the party behave in a manner considered inappropriate, either REAL or the local representative may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.

No refund can be claimed from the Lessor in such case. Owner or his representative may enter the villa at any time. It is also prohibited to act unlawfully in any way whatsoever and to bring in and/or use/consume any illegal substances. Police authorities will be immediately informed of any offenders.
