Description
This villa has its own private rooftop infinity pool and sundeck. The special filtration equipment provides crystal-clear water and the pool’s powerful Jacuzzi-style water jets are positioned to allow you to view the sunset while savouring that exotic cocktail. Towels, beach towels, and luxury towelling robes are supplied and laundered during your stay.

Upstairs the large, open-plan living areas look out onto the terrace and pool. In addition to a spacious lounge, there is a large formal dining area with a ten-seater bamboo dining table; four bar stools are also available at the breakfast bar. The fully-fitted European kitchen comes fitted with black granite worktops.

The master bedroom has a magnificent Emperor-sized, bamboo, four-poster beds. The master-bedroom en-suite comes equipped with twin basins set in black granite, a walk-in shower and a 2 person Jacuzzi bath – ideal for relaxing in after a hard day sunbathing or exploring.

Location

Kata Beach is a popular year round vacation spot for families. It is a long curved beach with plentiful sun loungers and beach vendors to cater for the crowds. By day, relaxation , massages and watersport are the main drawcards on the white sands of Kata Beach . Snorkellers can also venture further out to Ko Pu - a small island offshore with several reefs on the way.

At Kata Beach , several hotels and resorts line the roads back from the beachfront with all tastes and budgets catered for. There are very few absolute beachfront resorts , the best by a distance is Mom Tri’s Boathouse Wine and Grill Bar (The author's favourite restaurant in the whole world). Villa Royale on the headland at the Southern end of Kata Beach offers beautiful tropical garden settings, beachside dining, great swimming pools and wonderful sunsets. The large low key expanse of Club Mediterranee set in gardens and palm trees along the north end of Kata Beach has prevented over-development of this beautiful beach. Modest guesthouses can also be discovered just a few minutes walk from the beach.

At night, most visitors seem content with dining, shopping and visiting a few nightspots. Kata village is an international affair with restaurants offering cuisines from around the globe – including Italian, Scandinavian and Steakhouses - as well as many Thai seafood cafes with traditional local feasts. Nightlife is low-key, ranging from small bars to the famed Easy Rider Club with live bands in the busy tourist season from November to March.

Booking Terms and Conditions:

1. By submitting this Booking Form you declare that you are over 18 years of age. All villas are non-smoking villas.

2. In the event of a booking being requested within 30 days or less prior to the date of arrival, the whole rental plus the security deposit will be payable.

3. In the event of a booking being cancelled more than 30 days prior to the date of arrival, a refund will be issued less an administrative charge of 20% of the total paid.

4. In the event of a booking being cancelled within 30 days of the date of arrival, only the security deposit will be refunded.

5. The security deposit will be repaid within 7 days of the date of departure usually in cash but also by bank transfer if requested less any deduction to cover the cost of damage or loss. In the event of any damage or loss costing in excess of the security deposit, the owners reserve the right to claim the balance from the person making the booking.

6. All bedrooms have a standard 2 person occupancy, for guests requiring extra beds this may in some cases not be possible and in other cases it may be possible at additional cost.

7. Pets: If you wish to bring pets to the property please ask as some villas do not allow pets of any sort

8. Travel Insurance: Each guest must have comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Liability insurance is also recommended required.

9. Force Majeure: REAL shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of REAL's control such as civil disturbances, fires, floods, severe weather, Acts of God, and any occurrences outside the control of the REAL.

10. Complaints: REAL cannot be held liable for interruptions of the supply of water, or electricity, or Internet connection or breakdown of swimming pool filtration systems, though REAL will use our best endeavours to arrange for any such problems to be solved quickly. It is understood that infrastructure, local standards and conditions are often of a less developed nature in a remote resort location than in more urban environments. REAL or its representative will do as much as can be reasonably expected to avoid and rectify. Any complaints should be made in writing to REAL within 24 hours of the occurrence. No complaints will be considered if made after the departure date.

11. Conduct & Behaviour: Each tenant is responsible for the correct and appropriate behaviour of the guests staying at the Villa. Adhering to booking terms and conditions is the tenant's responsibility. Should any member of the party behave in a manner considered inappropriate, either REAL or the local representative may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.

No refund can be claimed from the Lessor in such case. Owner or his representative may enter the villa at any time. It is also prohibited to act unlawfully in any way whatsoever and to bring in and/or use/consume any illegal substances. Police authorities will be immediately informed of any offenders.
